Maintenance plumber for inner west homes and rentals
Clear Plumbing Solutions looks after the plumbing in houses, units and rental properties across Marrickville, Leichhardt, Newtown and the rest of the inner west. We fix the leaking tap, the running toilet and the slow drain before they turn into a water bill or a ceiling stain. Then we leave the place as clean as we found it.

Who we look after
Plumbing maintenance means something a little different to an owner living in the house, a landlord with one investment unit and an agency with a hundred doors. Here is what each of you gets from us.
Homeowners
We explain what we found and what it will cost before any work starts, then fix it properly the first time. No upselling and no surprise extras on the invoice.
Landlords
We keep your property meeting the NSW minimum standard for plumbing and hot water. We send photos of the work so you can see what you paid for without driving over.
Property managers
Send the work order and the tenant's details and we arrange access with the tenant directly, then send the invoice and photos back to you.
Strata managers
Common property leaks, shared drains and building hot water have their own page, with how we report to the committee and bill the owners corporation.

What maintenance plumbing covers
Most maintenance jobs are small, which is why they get put off. A dripping tap wastes water every hour it runs, a toilet that keeps refilling shows up on the next bill and a slow shower drain is usually a blockage that is still easy to clear. We handle the everyday jobs that keep a property working:
- Leaking and dripping taps in kitchens, bathrooms and laundries, with worn parts or the whole tap replaced
- Running toilets and leaking cisterns
- Blocked sinks, showers, toilets and outdoor drains, with a drain camera when the cause is not obvious
- Leaking pipes, fittings and flexible hoses under sinks and vanities
- Gas and electric hot water systems that have stopped, leak or run out too soon
- Shower mixers, taps and wastes that leak or no longer seal
- New taps, toilets and shower fittings when an old one is past repair
- Hidden leaks behind walls or under floors, found before the repair so we fix the right thing
- Gas cooktops and heaters, which is licensed gas work

Small faults worth fixing early
Plumbing rarely fails all at once. It gives you a few weeks of warning and most people only notice when the warning becomes water on the floor. If you spot any of these, it is worth a call while the fix is still a small one:
- A water bill higher than the last one with no change in how you use water
- A damp patch, bubbling paint or a musty smell near a bathroom wall
- A toilet you can hear refilling when nobody has used it
- Drains that gurgle or empty slowly, especially more than one at a time
- Hot water that runs out sooner than it used to or a puddle under the unit
- Banging pipes when a tap is turned off
- Cracked grout or loose tiles around a shower base
The older terraces and semis across the inner west often have original pipework under the floor and shared drains out the back, so a recurring blockage there is worth a camera inspection rather than another quick clear.
How it works
Call or send a photo
Ring 0452 397 044 any time or send us a photo of the problem with your suburb and a good time to reach you. A photo often tells us what parts to bring.
We explain the job and the price
Before we start we tell you what we found and what it will cost, then talk you through your options so the decision is yours.
We fix it properly
A licensed plumber does the work. If a part needs ordering, we tell you when we will be back.
We clean up
We leave the bathroom, kitchen or laundry tidy before we go. It is the thing our customers mention most in their reviews.
Plumbing maintenance for rental properties
Rental plumbing comes with rules. Under NSW law a landlord must keep a rented home fit to live in. The NSW Government's minimum standards include adequate plumbing and drainage, a water connection that supplies hot and cold water and working bathroom facilities. Those standards apply for the whole tenancy, from move-in day to the final inspection.
Some plumbing faults count as urgent repairs under the Residential Tenancies Act 2010. The NSW Government lists these as plumbing emergencies:
- A burst water service or serious leak
- A blocked or broken toilet
- A failure or breakdown of the water supply or the hot water service
- A gas leak
If a tenant cannot reach the landlord or agent about an urgent repair, they can have it done by a licensed tradesperson and claim back up to $1,000, which the landlord must repay within 14 days. That is a good reason for landlords and agents to have a plumber who answers the phone. We are available 24 hours, 7 days, so an urgent repair at your property gets a licensed plumber rather than whoever the tenant can find.
NSW Government, "Getting repairs done" and "Minimum standards for rental properties", read 31 October 2026.

For property managers and landlords
If you manage rentals, you need a plumber who makes the job easy to hand off. Here is how we work with agencies and private landlords.
Booking a job
Email the work order to info@clearplumbingsolutions.com.au or call 0452 397 044. Tell us the address, the tenant's name and number, what the tenant has reported and any approval limit set by the owner. We contact the tenant to arrange a time and confirm it with you.
Approval limits
If the fix will cost more than the owner's approval limit, we stop, explain what we found and send you a quote with photos to pass on. Nothing above the limit goes ahead without your OK.
Photos and job notes
After the job you get a short note of what was wrong and what we did, with photos of the fault and the finished repair. It is the record you need when an owner asks a question or a bond claim comes up later.
Invoices
Invoices go to the agency or straight to the owner, whichever your management agreement says, with the property address and work order number on them.
Keys and access
If the tenant is away, we can collect keys from your office and return them the same day.
A yearly plumbing check
Many problems are cheaper to catch on a check than to fix after a leak. A yearly visit suits landlords between tenancies, owners of older houses and agencies that want fewer urgent calls. On a check we would look at:
- Every tap, mixer and toilet for drips, weeps and worn seals
- Visible pipes and flexible hoses under sinks, vanities and the laundry tub
- The hot water system, its relief valve and the tempering valve that keeps bathroom water at a safe temperature
- Floor wastes and drains, with a camera on any line that runs slow
- The water meter, for signs of a hidden leak when every tap is off
- Gas appliance connections where the property has gas
You get a written list of what we found, sorted into what needs fixing now and what can wait, with photos.
Our guide to tempering valves and a full rental maintenance checklist are coming soon.
What maintenance plumbing costs
We give you the price before we start and the invoice matches it. We do not add extras you did not agree to and we will tell you when a repair is the cheaper choice than a replacement.

Excellent customer service from beginning to end and I highly recommend them for any plumbing needs!”

“5 Stars Had a mysterious leak under the kitchen sink that was starting to feel like the early stages of an indoor lagoon. Flynn came out, cool as you like, and had it sorted faster than I could Google “how to fix a pipe.” Liam and Jeremiah were on the tools too—keen, curious, and occasionally asking questions that made me slightly nervous… but in the end, the job was spotless and the sink’s never flowed better. 10/10, would spring a leak again just for the entertainment.”
Maintenance plumbing questions
What does a maintenance plumber do?
A maintenance plumber looks after the plumbing a property already has. That means repairing leaking taps and toilets, clearing drains, fixing hot water and finding leaks, plus regular checks that catch worn parts before they fail. It is different from new building work, where the plumbing goes in for the first time.
How often should plumbing be checked?
Once a year suits most homes. For a rental, the gap between tenancies is a good time to do it. Older houses with original pipes and properties with a history of blocked drains are worth checking more often. Hot water systems and tempering valves also have service intervals set by the manufacturer, which we can check for you.
Who pays for plumbing repairs in a rental?
In NSW the landlord pays for repairs that keep the property in reasonable condition, including the plumbing and hot water. The tenant pays if they caused the damage. If an urgent repair cannot wait and the landlord cannot be reached, the tenant can have a licensed tradesperson fix it and claim back up to $1,000.
Can you work directly with my property manager?
Yes. Your property manager can send us the work order and the tenant's details and we arrange the visit, then send the photos and invoice back to them. If you manage the property yourself, we deal with you directly.
Do you come out after hours?
Yes. We are available 24 hours, 7 days for burst pipes, major leaks and blocked toilets.
Is Clear Plumbing Solutions licensed?
Yes. Our NSW plumbing licence number is 475685C. You can check it on the NSW Government's licence check.
What areas do you cover?
The inner west of Sydney, including Marrickville, Leichhardt, Newtown, Haberfield, Annandale, Stanmore, Petersham and nearby suburbs.
